Construction is commencing on a high-end commercial storage facility at Sanctuary in Southport, Gold Coast. The $50 million project by Gold Coast-based Baja is set to redefine the concept of industrial storage. Positioned on a prime 5,542 sqm site, the development is a significant step in the region’s real estate landscape.
The site has been meticulously prepared for the ambitious 16-month construction timeline overseen by local builder ARC Projects. With an expected completion date in the first quarter of 2024, the Sanctuary promises to be a game-changer in the commercial storage sector. Initial upgrades and preparatory groundwork are well underway, setting the stage for a structure that will set new standards in the industry.
Ben McArthur, co-director of Baja, expressed enthusiasm about the project’s commencement, highlighting the challenges overcome by the team amidst the tumultuous past couple of years. The vision for Sanctuary transcends traditional storage solutions, offering 70 meticulously designed spaces that combine functionality with luxury.
Each storage unit is designed to provide a premium experience, featuring amenities like air conditioning, kitchenettes, and bathrooms. The option to customize with mezzanine levels and high-end finishes elevates these spaces to cater to a diverse range of users, from small business owners to luxury apartment residents in need of additional storage.
With varying sizes ranging from 85 sqm to 151 sqm over three levels, Sanctuary offers flexibility to meet different needs. The generous clearance heights, impressive mezzanines, and upscale finishes make these units attractive to a wide spectrum of clientele. Adam Grbcic of Kollosche Commercial highlighted the appeal of these spaces to various users, underscoring the scarcity of such premium storage offerings in the Gold Coast market.
Investors are also eyeing the Sanctuary project, enticed by potential yields of up to 6% amidst the growing demand for quality storage facilities. Priced competitively starting at $471,075 plus GST, these units present a lucrative investment opportunity in a market hungry for such offerings.
As construction progresses on Sanctuary at Southport, the real estate landscape in the Gold Coast is poised for a notable transformation. The fusion of luxury and functionality in commercial storage reflects a broader trend towards upscale offerings in the property sector. With demand for quality storage solutions on the rise, projects like Sanctuary are set to redefine the industry standards and cater to a discerning clientele seeking premium storage options.
